HVAC Equipment Checklist

Check heat exchanger, if cracked the unit needs to be replaced.

Check flame sensor; if not working properly, talk to owner about replacing.

Check filter.

Check that condensate lines are clear.

Check condensate trap and clean if necessary.

Check that condensate lines to drain pan in furnace are clear of debris and free of cracks.

Check voltages and make sure there are no burn marks or loose electrical connections.

Lubricate inducer and blower fan bearings or shafts if necessary; make sure it spins freely.

Verify gas pressure.

Clean burner tubes; if dirty, clean them and check CO levels.

Clean interior and exterior of furnace.

Check vent for obstructions or loose connections and make sure air flow is correct when unit is running.

Check overall functionality of unit by running all thermostats.

Make sure if there are any aftermarket air purifiers that they are working properly.

Check fan belts if there are any.

Make sure the ductwork is sized and functioning properly.

Check that igniter works; if not, talk to owner about replacement.

Check filter on water if there is one.

Check that condensate lines are clear.

Check condensate trap and clean if necessary.

Check that condensate lines to drain in boiler are clear of debris and free of cracks.

Check voltages and make sure there are no burn marks or loose electrical connections.

Lubricate any moving parts if necessary.

Verify gas pressure.

Verify water pressure; add if needed.

Check expansion tank.

Clean interior and exterior of boiler.

Check vent for obstructions and make sure air flow is correct when unit is running.

Check overall functionality of unit by running all thermostats, ensuring zone valves and pumps run properly.

Check filters and wash.

Check that condensate lines are clean; if stained, then wash (if not cleanable, talk to owner about replacement).

Verify all controls are working properly and that owner understands how to operate properly.

Check that coils are clean on indoor and outdoor units.

Check that when operating, there is cooling and king valves don’t ice up (if so, talk to owner about checking for leaks and adding refrigerant).

Clean air filters on air handler or mini split head.

Make sure any aftermarket air purifiers are working properly.

Check continuity of elements if they are present.

Check draft if atmospheric.

Check PVC for obstructions if power vent.

Check overall functionality of unit.

Check anode rod on older units.

Turn off all power and water to unit and flush the tank out until the water is clear.

Clean heat exchanger with acid if needed.

Plumbing Checklist

Check for leaks under sinks.

Check for leaks where pipes are accessible.

Clean faucet aerators.

Check toilet flush valves.

Make sure hose bibs are off in the winter.

Make sure hoses are disconnected going into fall.

Check general functionality of all plumbing fixtures.

Make sure there are valves where the customer wants them and located per code.

Make sure main shutoff works and shuts off all the way.

Check furnace/boiler vents.

Check water heater vent.

Check hood, dryer, and bath vents.

Electrical Checklist

A common cause of house fires is loose electrical connections. Loose connections in panel
boxes, j-boxes, old devices, concealed j-boxes, and wiring not rated for insulation are the main
causes.

Remove panel cover and tighten all connections. Inspect wiring for overheated conditions.

Inspect service entrance conductors and tighten connections.

Look at grounding system and identify any safety concerns.

Overview of exposed wiring and open j-boxes; check connections for correct tension and seating.

Use tester to check device tension in receptacles and existing GFCI functions.

Identify proper GFCI protection violations in kitchen, bathrooms, and outdoor receptacles.

Check devices that are potentially ground-rated but do not have a ground wire.

Identify any potential dangerous conditions.

Educate the property owner on circuit loading, power consumption, and risk factors.
