A common cause of house fires is loose electrical connections. Loose connections in panel boxes, j-boxes, old devices, concealed j-boxes, and wiring not rated for insulation are the main causes.

Steps to consider:

  1. Remove panel cover and tighten all connections. Inspect wiring for overheated conditions.
  2. Inspect service entrance conductors and tighten connections.
  3. Look at grounding system and identify any safety concerns.
  4. Overview of exposed wiring and open j-boxes / check connections for correct tension and or seating.
  5. Use tester to check device tension in receptacles and existing GFCI functions.
  6. Identify proper GFCI protection violations in kitchen, bathrooms, and outdoor receptacles.
  7. Check devices that potentially are ground rated but do not have a ground wire.
  8. Identify any potential dangerous conditions.
  9. Educate the Property owner on circuit loading, power consumption, and risk factors.

Energy checklist

About 25% of the heat produced by your heating system will escape through the roof of your home.

About 35% of the heat will escape through the walls and through gaps, in and around windows and doors, and about 10% of heat will disappear through the floor.

Energy:

  • Check for adequate rim joist insulation in the basement
  • Check windows and doors for drafts
  • Use infrared scanner to find weak points in the Propertys insulation
  • Inspect attic access to make sure it is properly sealed and insulated
  • Check attic for proper R-Value (R-49 minimum, R-60 recommended)
  • Check attic for adequate ventilation, moisture or signs of moisture on underside of roof deck is a sign of poor ventilation and a compromised vapor barrier.
  • Check floors or crawl spaces for proper insulation where applicable

Ask the following questions:

  • Have you noticed cold floors?
  • Do you notice drafts anywhere in the house?
  • What is your heating bill?
  • Have you done any energy upgrades in the past?
  • Is your property consistently comfortable throughout? Is there any rooms that are colder than the rest of the property in the winter or warmer in the summer?
